About this tool

Property tax data comes from Nassau County's official 2026 tax roll — the 2026 general (county, town and special district) roll and the 2025–26 school roll — obtained from the Nassau County Department of Assessment through a Freedom of Information Law request. It covers all 426,000+ parcels in the Towns of Hempstead, North Hempstead and Oyster Bay and the Cities of Glen Cove and Long Beach. Addresses not found in the roll are looked up live on the Nassau County Land Records Viewer.

Suffolk County data comes from the 2025 final assessment rolls that all ten Suffolk towns file with the New York State Office of Real Property Tax Services, published as Property Assessment Data from Local Assessment Rolls. It covers 464,000+ residential parcels, including those in incorporated villages. The state roll lists assessments, taxable values and exemptions but not tax rates, so Suffolk results do not yet include a tax bill breakdown.

Budget context reflects the Town of Oyster Bay's adopted 2026 budget ($354M total, $242.2M tax levy), passed unanimously by the Town Board on October 21, 2025. This tool is provided by CivicSphere as a free public resource. It is not affiliated with Nassau County, Suffolk County, or any town.
